Our Fees
Estate Bulgaria are charging the following fees and agent commissions:
- Viewing fee: We are charging 60 Euro viewing fee. That fee is fully refundable if the customer buys any property using our services during the next 12 months.
- Transport/taxi charges: If our company car is used for the viewing trips we charge 0.15 Euro per km to cover the petrol charges and wear costs of the vehicle. This charge is equal to the price charged by the taxi companies in Bulgaria. This fee is not refundable. If you want to save our transport charges we highly recommend renting a car at the most reasonable price from Rent A Car Company
- Select a property to buy. Initially you can make this from our web site and then if you wish you can came to Bulgaria to see the properties. We can arrange individual trips to the properties.
- Signing an agency (brokerage, inter mediation) contract. As soon as you make a choice you sign an agency contract with us and put a deposit authorizing Estate Bulgaria to organize and finalize the deal. Our total fee in the contract is 250 € plus 5% of the purchase price if you are buying a property without land (or you have already Bulgarian registered company) or 850 € plus 5% of the purchase price if you are buying a property with land -we will register the company and it is part of our basic agency contract. We will prepare the whole process of changing the ownership of the property – checking the property documentation, ownership and right to sell and preparing all necessary paperwork. Taxes are not included in the price of the agency contract. This process takes at most 1 week.
- The deposit (at least 10%, which is negotiable with the seller) is necessary to take the property out of the market for about 30 days (also negotiable with the seller) at which time you have to start purchasing process and pay the rest of the price. The deposit is not refundable if any fail of the purchase because of the buyer's fault. If there are any sellers fault, deposit is fully refundable. The deposit and our agency fee must be paid together when we sign the preliminary contract. You can pay total price without deposit as we will treat it like reservation deposit. The deposit is fully refundable after completion of the sale as it is subtracted from the total price which you will pay to the seller.
- All deposit and fees can be paid cash or into our bank account in pounds, Euro or BG leva. We will negotiate the payment way with you to match your requirements.
- If you wish to use third party solicitor or attorney chosen by you to do the remaining job our commission in the agency contract is 5% from the purchase price for the brokerage service only.
- Other expenses: Depending on each property there are other expenses like: notary fees, tax when purchasing property, stamp duty, etc. These additional charges are very small 3-7%, depend of the particular property. These should be paid separately by the buyer. You will receive receipts for all fees and expenses paid by you.
Managing properties: Estate Bulgaria have a Property Management Department.
Refurbishing/building properties: Estate Bulgaria have own team of building professionals with English speaking supervisor based in Veliko Turnovo. Our team provides building and refurbishing services for each region where we sell property in Bulgaria Our builders are working at the usual price levels in Bulgaria, however we strictly supervise the quality of their work. Estate Bulgaria guarantee the quality of the works performed by our building teams.
Architectural/internal design: Estate Bulgaria have an exclusive contract with Architects for architectural designs of buildings or interiors. Our partners will produce a unique and professional design at very reasonable price. Ask for details .
For buyers who are investing in "buy to let" properties we can find tenants and guests. For the busy customers who are not able to personally run their rental property we can provide full service against percentage of the monthly rental income.
For clients purchasing rural houses our local agents can provide regular visits and look after the property, pay bills, taxes, etc. We charge flat monthly fee of 30 Euro per month.
Last years Bulgaria has been promoted as a destination for rural and eco tourism. Many buyers of rural properties are now interested in renting out their village houses to visitors who want to spend a week or two at the nice and quiet countryside of Bulgaria. We are able to run such properties in rural areas, advertise them, run reservations, accept payments, drive the guests to the houses, etc. We are charging fee which is negotiable and depends on the rental income.
Apart from that we can also refurbish and furnish your property with all needed. We have good connections with many local retail shops and craftsmen, so our clients can benefit from the most reasonable prices on the market.
